 Depending on how you end up financing the property, you should have either 2 or 3 separate inspections on the home you want to purchase.

 The first should be your own basic inspection, this is more important than any other inspection:

  1. Sellers Must Disclose Lead-Based Paint and Hazards

 

If you are selling a house built before 1978, you must comply with a federal law called the Residential Lead-Based Paint Hazard Reduction Act of 1992 (U.S. Code § 4852d), also known as Title X. You must:

 

(a)   Disclose all known lead-based paint and hazards in the house;

 

(b)   give buyers a pamphlet prepared by the U.S. Environmental Protection Agency (EPA) called Protect Your Family from Lead in Your Home;

 

(c)    Include certain warning language in the contract as well as signed statements from all parties verifying that all requirements were completed;

 

(d)   keep signed acknowledgements for three years as proof of compliance, and

 

(e)    Give buyers a ten-day opportunity to test the house for lead.

 

If you fail to comply with Title X requirements, the buyer can sue you for triple the amount of damages actually suffered.   1. Irregularities in the roof framing, exterior wall framing, and interior framing, or cracks in the foundation wall may indicate a serious structural problem;

 

  1. Be wary of old lead and galvanized steel water supply pipes, they are costly to replace;

 

  1. Evaluate any suspect plaster or wall board on the ceilings and walls caused by water leaks; replacing the piping network in the walls and ceilings. Remember paster is the number one sign of hidden defects. A pipe leaking into your wall will cost thousands to repair or to replace;

 

  1. Also checks tiled bathtub and shower enclosures for integrity, they might be loose. This will show poor workmanship and age.

The second inspection should be a professional whole-house inspection by a reputable person. Should you select a government loan (FHA or VA). Inspections are designed to disclose defects in the property that could materially affect its safety, livability, or resale value. They are not designed to disclose cosmetic deficiencies (for example, an interior wall that needs paint touch up).

 

Always try and get an inspector before you start searching, don't wait until you have placed an offer on a house before you begin the search for a home inspector. There will be a time limit in the contract designating when the inspection must be completed (typically between 7 and 14 days). If you start trying to find an inspector at that point, and cannot find an acceptable one to schedule it in that time frame, you will only have two choices: go with an inspector that is not your first choice, or run the risk of running past the deadline for the inspection (which could void any chance having the seller take care of repairs)
